5 Tips For Your New Home

Buying a new home is an exciting time. It is now time to move in, customize your home, and get down to home ownership!

Here are some tips to help you with new home ownership:

 

1. Set a Reminder for January 1 Next Year

If you bought your home this year your property tax exemptions are already in place. BUT, they will not be in place in certain Counties unless you reapply for the exemption on January 1 of the next year. For example, if you bought your home on April 1, 2020 you would have to reapply for your Homeowner Exemption, Senior Exemption, Senior Freeze, or Disabled Veteran Exemption of January 1, 2021. Visit your local County Assessor for forms or details. If you are a former Niko Law LLC client, you will receive an email with links to the forms!

 

2. Scan a Copy of Your Survey and Closing Documents

The number 1 request Niko Law LLC receives post closing is for a copy of closing documents. These documents are EXTREMELY important and should be scanned and emailed to yourself for easy access in case they get lost.

If you do not have a will or trust, now is the time to get this done! You have purchased a large asset and need to protect yourself.

 

3. Electricity and LED Light bulbs

Now is the time to label your electrical breaker if it is not labeled! Trust me, after you have had to reset all your clocks for the fifth time you will wish you had labeled the electrical breaker.

Next, LED light bulbs last forever and will save you money on your electric bill. What more could you ask for?

 

4. Painting

You have bought a home and now it is time to make it your own! Painting is one of the easiest ways to put your own personal touch on your home. There are a couple pieces of advice I always give: (a) ALWAYS buy a sample and put it on the wall first – the swatches can be deceiving; and (b) most big box stores will carry a paint additive that will deodorize the walls and remove the scent of any prior smokers, dogs, etc. They are simple to use – just pour in the paint, mix it in, and start painting!

 

5. Set an Emergency Fund

While buying a house is exciting; inevitably, things break. Be certain to have an emergency fund for any old appliances in your home so that you do not end up with sticker shock down the road.
